As a homeowner, you have put a lot of time, energy and hope into preparing your home for the market. After putting so much of yourself into this very important endeavor it’s uncomfortable having to just cross your fingers and wait for the right contract/buyer to come to you. 

Knowing what to expect and being prepared for the steps you will encounter in the selling process will go a long way to making things unfold smoothly.  

Every transaction is unique so below I have listed the inside baseball techniques I employ to ensure you get a high offer with the least amount of effort and stress:

  1. Comparative Market Analysis

    A Comparative Market Analysis (CMA) is one of the most useful tools when listing your home for sale. This tool gives a general picture of the market your home will be selling in. Further, it’s also helpful in drawing focus to houses that your home will be in direct competition with. By looking at homes your prospective buyer is also viewing we are able to tweak the sales price more closely or competitively.

  2. Home Inspection

    Having a home inspection done prior to listing on MLS will eliminate much discomfort. Possibly the most stressful time for homeowners is the option period, which takes place within a few days of agreeing to the terms of a contract. This is when the buyer has the home inspected, making the homeowner feel vulnerable to the possibility of unanticipated costs. By having an inspection done prior to listing, homeowners are forearmed and may choose to make some repairs before listing and/or decide where to draw the line on anticipated issues.

  3. Feedback and Assessment

    My most fundamental guideline is this: you should receive an offer within 10 showings. If this doesn’t happen some adjustment may need to be considered. In our current hot market, we expect see a number of showings scheduled quickly after a listing goes “active” on MLS. When this is the case, you should receive an offer within the first week.
