It has become exceedingly important to arm yourself with the best preparation you can muster, so you’ll have peace of mind knowing your offer is well received.
What buyers may not know yet, especially first time buyers and those who’ve been in their current home for years, today offers are easily overlooked or discounted if the seller receives a contract without a prequalification letter.
In a market where multiple offers is the norm, I’ve organized a foundational list of action steps so you start the home buying process with the ball in your court.
Create Advantage by Taking Action:
1) Know what you want and be as specific as possible before you start searching. Take time to consider the defining characteristics of your ideal home:
What is your price range? What price will you not go above?
Are you looking for a home in a particular school district or subdivision? Close to work? Or your favorite part of town?
How many bedrooms and bathrooms do you need? What other amenities will make a difference that counts?
Do you like a lot of natural light and a big yard? A pool?
2) Observe the market in your desired location for at least two months and take note of new listings:
How often do houses that meet your criteria come onto the market?
How quickly are they selling and are they listed within your price range?
3) Have a prequalification letter ready before you begin searching for properties:
This will make it easy to put in a strong offer as soon as you find your ideal home.
